About Yieldzo
Yieldzo is a small piece of software for the private buy-to-let investor in the United Kingdom researching the next purchase. It has two halves. The worksheet is free and works a target property's rent estimate on the page from the numbers you type in: the rents and floor areas of three comparable lets, the target's size and its asking price. Yieldzo Pro is the record the research becomes: every property looked at with its address, asking price, size and area, the comps behind its rent estimate, the area figures it was read against, the appraisal and the offer, kept and exportable at any time.
Why this site exists
This site exists because the research behind most buy-to-let offers lives in a dozen portal tabs, an agent's figure and a spreadsheet only one person can read, and the moment somebody asks what the comps were, what the area yielded when the deal was appraised or why the house was passed on in March, three sources have to be reconciled from memory. The arithmetic behind a rent estimate is simple, the record of what was looked at and offered is what settles the argument, and neither deserves a spreadsheet nobody can find on the night the price drops.
Who it is for
The private buy-to-let investor with one property or a dozen, or none yet and a deposit, who researches a handful of deals a month in one or two areas and wants the comps worked, the area figures filed and every deal kept
Not the landlord working the yield on a property already owned, not a mortgage borrower, not a developer raising finance, not a homeowner planning an extension, not a seller, not a resident with a council query, and not anyone looking for a valuation or advice on what to bid
What it does not do
- No valuation and no advice on what to bid: what a property is worth is your surveyor's answer, and the worksheet works the rent estimate and the price per square foot the decision is made from
- No mortgage arithmetic and no broker: Yieldzo keeps what a deal would rent for and what it was offered at, never what you can borrow
- No yield league table and no area ranking this site did not measure: the money page explains how to read a yield map and the record keeps the figures you read, with their source and date
- No introductions to agents, sourcers or lead buyers: we sell no leads and no lists

- Rent comparables sheet: Put in the monthly rent and floor area of three comparable lets and the target's floor area and asking price, and see each comp's rent per square foot, the average, the target's estimated rent at the average and at each comp's rate, and the asking price per square foot.
What Yieldzo Pro keeps
Upgrading turns the worksheet into the record. The comps become a deal with an address on it; every rent estimate is recorded against the property with the comps that made it; the area figures the deal was read against are filed with it; the offer and its outcome close the file. Export is always available, so the deal history is yours whether or not you stay.
